Kitchens and bathrooms are commonly known as the two key selling points for homes. The kitchen in particular is the room that can often make or break a sale. A modern and attractive kitchen can make your home irresistible to potential buyers. However the question as to whether you should remodel your kitchen in order to sell it for a premium price is one that should be considered carefully.

A report by HSBC found that a new kitchen could add at least £5,000 to the value of a property, meaning with an average kitchen costing up to £10,000, around half of your outlay could technically be returned upon the sale of your home. Whether to invest in a new kitchen or not all depends on the state of the current kitchen and whether the upgrade is worthwhile.

Instead of a brand new kitchen think about:

  • New cabinets can give kitchens an instant facelift
  • Ensure worktops and surfaces are clutter free, dishes are put away, appliances removed from view, and your kitchen is sparkling clean
  • Remember – if you are updating your kitchen in order to increase its selling potential, then keep your colour scheme as neutral as possible.

And on viewing day, if you consider yourself a decent contestant for The Great British Bake Off, then the smell of freshly baked bread is said to add value and help sell homes!
